Homeowners’ Associations with Master Water Meters


WATER USAGE CHARGES are based on the total amount of water used by condominium units – as well as water used in common areas, such as recreation and landscaping. Homeowners’ associations may use potable water or recycled water for landscape irrigation. The homeowners’ association pays for water usage on the District bill.

The annual WATER SERVICE CHARGE is for the maintenance, repair and improvement of the District’s water system, which consists of 147 miles of pipeline, 9 pump stations, 14 reservoirs, 1,500 fire hydrants, 1,700 valves and other facilities. It is a fixed charged collected on the annual property tax statement.

The annual SEWER SERVICE CHARGE is for the maintenance, repair and improvement of the District’s sewer system and for treatment of wastewater. The District’s sanitary sewer system consists of 140 miles of pipeline, 14 lift stations, 3 miles of force mains, 3,700 manholes and other facilities. It is a fixed charge collected on the annual property tax statement.

SEWER USAGE CHARGES are based on the actual water used by condominiums, association guardhouses and association recreation areas, such as pool areas and community buildings. Sewer usage rates for guardhouses and recreation areas also factor the strength and flow of the wastewater.

The less water used, the lower the total sewer usage charges.

Homeowners’ associations that irrigate their landscaped areas with recycled water – or with potable water on a dedicated meter -- do not pay sewer usage charges.

Sewer usage charges are variable and the homeowners’ association pays them on the District bill.
